Double Room in great location.

Hello and welcome to my advertisement for a recently decorated Double Room to rent. New carpet, freshly painted and new blinds.

I live in a 3 Bedroom House, built over 3 floors and have a room to rent (1st Floor). It is a spacious double room, fully furnished with a double bed, large wardrobe, your own 43" SMART TV and other furnishings shown in the pictures.
You will have access to Netflix, Disney+ and Amazon Prime included in the rent, as well as high speed Internet access. There is also a private parking space, off road.

Shared areas of the house are the Kitchen & Bathroom. The rent is inclusive of bills (based on a fair usage of the gas, electricity and heating) and I will accept either £140 per week or £600per calendar month (whichever is best for you). No smoking inside the house please, no objection to alcohol.

The house is located less than 10 mins from Ipswich station, 5 mins from Ipswich Town FC and 15 mins from the Town Centre. I am also a short walk to McDonalds, Burger King, Starbucks and Sainsburys.

I am willing to be flexible on references, at my discretion. You will need proof of ID and the deposit (1 month) and 1 months rent will be paid in advance. There will be a Lodgers Agreement to sign.

I will rent the room to the person who I feel will be the best fit for the house. I am a live in landlord and expect the tenant to contribute to the cleanliness of the house and abide by the conditions of the Lodgers Agreement.
