Lodger needed East Ipswich near Uni

I'm looking for a female lodger, I have a double room available. Wifi and all bills included in rent. I have one small cat, she is friendly and extremely placid, although she really has no interest in anyone else except me! She also never enters the advertised room unless you want her to. Street parking outside house. Town centre is a 10 min walk and university campus even closer. Reliable bus service very close. Shared kitchen, living, dining room and upstairs bathroom. I spend a lot of time in my room or out, happy for housemate to use living/dining room as much as they like.
The room comes with a bed frame and small chest of drawers in good condition, they can be removed if preferred.
