*** THE HOUSE:

* Large, spacious 6-bedroomed townhouse on Beach Road in Lowestoft.

* less than 30 seconds walk to the town centre and Lowestoft Station.

* close to sea-front, docks and sandy beach.

* 10-15 min walk to Lowestoft College

* Convenience shops, pubs, restaurants and take-aways are minutes away.

* House currently occupied by five male working professionals.

* private use of own bedroom with shared use of kitchen/diner, lounge/dining room, garden and two bathrooms.

* Only apply if you are 25+ and house-trained. as all housemates are required to clean up immediately after themselves, including washing dishes, sorting out recycling, taking out dustbins, cleaning bathrooms after use, etc.

* Strictly no smoking allowed in the house for fire safety reasons (the house is fitted with a fire alarm system and all rooms have sensitive smoke detectors fitted), however you are welcome to smoke in the back garden provided you dispose of your cigarette ends correctly in the ashtray provided.

*** THE ROOMS, RENT AND DEPOSIT:

** Room 4 - Available from 7th May 2023 - Furnished Double bedroom on the first floor. Viewings of Room 4 are possible on evenings or weekends, get in touch and I can arrange for one of the housemates to show you around.

* Rent: £550 per calendar month (equal to £126.92 p/w) for a 12-month fixed term contract - £550 deposit

OR £575 pcm (equal to £132.69 p/w) for a shorter 6 month contract - £575 deposit

* Shorter contracts are possible for offshore workers/contractors but at a slightly higher rates of £300 per week for stays up to 3 months OR £250 per week for stays between 3 and 6 months. A deposit of £600 will be required.

* All rooms are for single occupancy only. Sorry, no couples, buddy-ups or unauthorised overnight guests - as this is a licence condition set by the Council for fire safety reasons.

* Rent must be paid monthly in advance by Bank standing order.

* The deposit amount is equal to 4 week's rent and needs to be paid in advance; (from which, one weeks rent will be used as the holding deposit to secure the room, pay for the credit checks and referencing and would be forfeited if you decided not to move in, failed the credit checks for any undisclosed reasons or were found to be dishonest on your application).

* Once the tenancy checks have been passed, the entire deposit will be placed in the government-backed DPS (Deposit Protection Service) scheme for the duration of the tenancy.

* A financial guarantor (ideally a home-owner) is required for all applications.

* All applicants and guarantors will be required to show ID, proof of address and earnings and provide the correct documents to prove they have the right to live and rent property in the UK.

* Bills: Gas & Electricity (currently at £438pm), Water (mains plus sewerage), Council Tax, Fibre Broadband and weekly communal cleaning bills (at their current rates) are included in your rent and within your tenancy agreement under a bills allowance - However any price rises or excess bills above the bills allowance will be split equally and paid by the housemates.

*** TO APPLY OR BOOK A VIEWING:

* Please message me with your full name and mobile number (and ensure that you have the app WhatsApp installed).

Please provide the following information when getting in touch:
* what you do for a living?
* is it full/part time/ paid/voluntary, 0-hour contract, etc, and your salary details?
* your interests (a bit about yourself to ensure you'll fit in well),
* your current living arrangements (where you are currently and why you are moving on?),
* how long you're looking to stay (6, 12 months, less or longer?)
* how soon you would like to move in?
* details of your financial guarantor (a homeowner)
* whether you wanted to rent a space in the private parking area?

* Parking spaces in a private car park to the rear of the property may be rented by the landlord on behalf of tenants (for properly registered, taxed and roadworthy vehicles). Prices start from £25 per month depending on vehicle size. If you wanted a space, let me know some basic vehicle details and I'll find out the current price for you which would then be added to your rent.

*** WHAT HAPPENS AFTER THE VIEWING AND HOW SOON CAN I MOVE IN?

* You'll be dealing directly with me, Mil, the owner/landlord. I am a member of the National Residential Landlords Association (NRLA) (plus a former member of the Residential Landlords Association and a former accredited member of the National Landlords Association).

It is very important to me that all prospective housemates are kind, well mannered, considerate and respectful to others to ensure they fit in well and get along as this is a home, not a hostel.

* After your viewing, if you wanted to move in, you would need to pay the deposit (equal to 5 weeks rent), complete the application and data information forms (which I'll send out to you) and provide documents proving your ID, current address, right to rent property in the UK, proof of income and employment, in order for me to carry out the tenancy credit checks and obtain references. These normally take 1-2 days to process so please allow enough time for this. (Please do not message me expecting to move in tomorrow as the checks take a few days).

* Please do not apply if you have had any missed/unpaid bills or loans, bad credit or CCJs in the past as you will not pass the credit checks and lose your holding deposit (unless you have a financial guarantor who will need to pass the checks instead).

* Once the tenancy/guarantor checks have been passed, I will place the full deposit in the government-backed Deposit Protection Service (DPS scheme), get your contract drawn up (my solicitor normally requires 1-2 days to do this) and you would be able to receive the keys and move in as soon as you are happy with and have signed your contract and your 1st months rent has been received.
