Hi :)

I'm looking for a new, long-term professional housemate to take over from my current housemate on our joint tenancy on a rolling contract; this is not a sublet, so please only contact me if you're looking for something longer term (i. e. 12 months+) and are happy with this arrangement (i. e. of rent plus bills, room comes unfurnished, paying half of the deposit, having a formal secure contract with the letting agent/landlord, etc.), as I appreciate many people on here are just looking for all-inclusive lodgings.

The room is a (unfurnished) double room, in a '2 bed and a box room' semi-detached house in a nice area of Woodbridge.

It has a decent sized rear garden; an upstairs bathroom with bath, shower and WC; an 'under the stairs' WC; small kitchen; box room (which is used as basically an extension of my bedroom, as my WFH/gaming/study space), and area for coats and shoes (not sure if it counts as a 'porch'!), and an open plan kitchen/living room space.

Regarding rent and bills, we can have a chat about the details going forward; my current housemate and I just split everything 50/50 as that makes things simple, which comes to roughly £200 each, so it's £700 a month all in.

The property is in Council Tax band C; the £700 all in is includive of Council Tax, broadband and we are both renting an appliance from Hughes - I've got a contract on our fridge/freezer, and she's got a contract on our 9kg washing machine.

You'd be living with only one other person - me! I'm a 34 year old, professional. I have a buddy up advert I'd be keen for anyone that was seriously interested to have a read of to check how compatible we'd be likely to be! For completeness, the Ts&Cs! - please note that any tenancy agreement will be subject to financial/ID checks done by the letting agent that manages the property, Fenn Wright, so they get the ultimate say over who gets to take over the contract - so this is just the first step, but i'm sure in most cases where the applicant is a professional, looking for somethign long term, etc., it'll be fine.

from memory I can't recall whether they require references, but I can ask that question, and ditto I'm sure for most cases that won't be an issue.

Lastly, please note that my housemate will likely take some of the furniture with her - her arm chair, bookcase and dining table - so the current pictures won't exactly match how the space will look when you move in. Again we can have a chat about whether or not you'll be bringing furniture with you, and if not we can work on sourcing some new replacement pieces together!
