We have a double room available in our spacious detached house (Council Tax Band G) We live in a secluded private road overlooking picturesque views of fields and Banstead woods. As the house is situated in a peaceful rural area, a car is essential to get about locally.....Kingswood, Banstead, Coulsdon etc. But we are only 10-15 min walk from Chipstead train station if you wanted to venture into London (Victoria or London Bridge) or the line also goes south into Epsom. We're also a 10 min drive from the M25 or M23. If you are familiar with the area then we are near to the beautiful country pub called The Ramblers Rest.

We never feel like we're under each others feet. This is mainly due the size.....huge rear garden, large living room, dining room, kitchen, utility room, 2 bathrooms, 1 shower room etc, but also because we all have different work schedules which means that not everyone is home at the same time. So if you’re the kind of person who likes their own space, then you’ve got that too.

The room is a double room at the front of the house with beautiful views overlooking the woods and has been freshly painted. It is fully furnished with a triple wardrobe, a double bed and a chest of drawers. It has a TV satelite lead so you have that option but you would need to supply your own box. If not, then satelite TV is available in the living room.

As it is a very large house, we are all responsible for the cleaning. We follow a cleaning rota so that everyone does their fair share.

We are a very quiet household so if you feel that you would blend in nicely to this type of living arrangement then all I can say is that we will respect your privacy when you need it, welcome your interaction when you feel like it but above all - we ask that you accept the week in, week out responsibility’s by contributing to the housework like everyone else.

I apologise for being quite blunt in my above description but as an honest person I feel it's only fair that I mention that we have had one or two people in the past who, after viewing, have accepted the room aswell as the conditions only to treat the place like a hotel....leaving the cleaning (and even their washing up) to everyone else which is unfair and very frustrating for us.

We do have a family dog, a black Labrador, who is very friendly. But I would like to stress that he DOES NOT bark and nor does he smell. However, if you have allergies or you don’t feel comfortable around pets, then this is not the right home for you.

I have already taken into account the increased utility costs with regards to the rent that I have quoted and I will be reviewing this again if and when they get increased. Also, if you intend working from home then I will add an extra £50 to the rent to cover the utility costs that you will be using in the house.

Children are not permitted to stay over so apologies if your situation requires this, but it’s best that you know in advance so that you don’t waste your time replying to this ad.

Also, I have mentioned that the room is furnished but you will have to provide your own bedding. This is due to previous tenants taking my nice bedding with them when they leave and leaving me with theirs.

And lastly, please make sure that all of your belongings will fit in your room. It may be a large house but you will not be able to use it as a storage facility…. I speak from experience.
