Hi there!

I'm Keith... I'm a live in landlord at the house.... . I work in Reigate/ London/ home (office) I'm a pretty relaxed guy about most things... Like doing normal stuff, an occasional drink, cycling walking in downs, visiting friends etc etc. At the moment I'm a 9-5 worker.

The room is not available until mid February. The current lodger has been here 9 years so the house is a bit of a mess as he is moving. Reece (current lodger) is moving to North London for a new job.

There is one other current tenant - James who has been here 3 years- he's works in catering and is a very quite chap but likes the gym and tech. the house is a 5 bed house but I'm only renting out two of the rooms . He works weird hours and is usually at home.

The house is on Reddown Road which is about 10 mins away from Coulsdon station/ 15 to coulsdon town.. House has two new communal bathrooms ( I have my own ensuite so its effectively a bathroom each) one downstairs and one up stairs a lovely and massive kitchen, a dining area a breakfast bar , a communal living room , There is also a downstairs room that could be a very large bedroom. .. ... a decent sized garden including a very well stocked BBQ area/ bar.

. The room in photo is James room this is a comparible size to the downstairs double... The smaller double bedroom upstairs is in the far side of the house (i. e. more privacy) but is a room that holds a double and some but not too much more other space ... The small double comes with use of a wardrobe opposite. There are actually 4 rooms you could chose to rent but only one to be rented.

There is also driveway parking for up to 4 cars ( two cars currently use. It has an EV charger but that would cost extra to use as it ramps up bills!)

Communal use of all non bedrooms is included.. The small double includes use of the cupboard in the guest room. The attic can be used for limited storage but the use of garage for storage is not included.

Please pay attention to this bit as it saves us all time.

1. No Smokers ... nothing personal but I dont want my house to smell of smoke I've had people who dont smoke in the house but the smell travels so thats a no go... - vapings fine
2. Looking for a semi sociable housemate... of course you will have you own life and your own friends but if we're all at home I'd like someone who could converse a little bit or have a passing interest in how our day has been... maybe join us for a drink game of pool or meal
3. Couples are not possible - couple of reasons a) I cant have it as fall foul of HMO rules and b) dont really want that dynamic in the house.
4. You are expected to reasonably clean after yourself but there will be a cleaner for communal areas every other week.

Rent is payable one month in advance. No deposit.

There is a rental contract it would be 30 days notice by either party or as mutually agreed. Think this is pretty standard.

If you can not move in until x weeks thats fine.. but I would have to take the £150 deposit from you to secure property, which would be forfeit if you change mind etc. There is no ongoing deposit

Erm what else to write on here .. you can redecorate room as needed... as long as its not structural I'm happy to help get the room how you like it. I can provide some bits of furniture if you want them or get rid of stuff you don't want.

All normal Bills inc. (electric/gas/water/broadband/some streaming stuff) and use of houseware/gadgets etc.
