Good size double bedroom (3.25m x 3.0m) in shared house close to junction of Davidson Road and Lower Addiscombe Road in East Croydon. Room has double bed, wardrobe and chest of drawers. Bedroom door has a key operated lock. Sharing house with others (all single professionals in full time employment). All the sharers are tenants, I am a 'live out' landlord. One of the sharers also keep a cat. Kitchen and bathroom facilities are shared, there is no lounge/living room.

8 minutes walk to East Croydon Station for main line trains to London Victoria, London Bridge, Brighton and Trams to Wimbledon. 410 bus which runs from Wallington to Crystal Palace via East Croydon stops directly outside the house. 367, 312, 289 and 197 buses stop close by.

The room is available immediately and the rent is £450 per month, suitable for single occupiers only please. The rent includes Wifi (Vodaphone Broadband), TV Licence, Council Tax, Gas, Electricity and Water (unlike many landlords I don't charge any extra admin fees, bills, charges, costs etc).

Additional storage includes cupboard in kitchen for groceries / kitchenware and shared use of 2 fridge freezers, cooker and microwave ovens The property is best described as clean but basic (cheap and cheerful)! Please excuse how the front of the house looks from the outside, I am in the process of stripping all the old paint off for redecorating.

Non-smokers are preferred, smokers are permitted but strictly no smoking anywhere in the house, not even in your room. A guest is permitted to stay so long as it is not for more than 2 nights in any week. Working prefessional people only please.

Free parking is available approx 150m further down the road or you can buy a permit from Croydon Council to park outside.

Standard AST tenancy agreement for a minimum term of 6 months, a holding deposit of £250 will be required to secure the room, this will be deducted from your first month's rent when you move in. On the day you move in you will need to pay the first month's rent (£450 less the £250 holding deposit paid) plus £450 paid in advance which covers your very final month's rent. Thus a total in advance of £900 (2 months rent) to move in.

Sorry, but due to the insurance policies for the property we can only accept employed tenants, I'm afraid we cannot accommodate housing benefit claimants.
