One very large double room for rent in house

Hello!!
We are unfortunately losing our roommate due to visas simply not being long enough 💔
But luckily for you we have a huge double room available in her absence.
The house itself is located so close to East Croydon station we might as well be on the platform (with regular trains to London Bridge in 22 minutes, Victoria in 20, Clapham Junction in 10). We have a shared living room and separate kitchen both really good sizes (gas hob because I think that's important tbh). And a lovely garden!!
1 bathroom shared between us three.

The room itself is at the front of the house and gets wonderful light in the afternoon/evening. I've put unfurnished because there's no bedframe but we're happy to leave the mattress (18 months old but great quality) the IKEA drawers and clothes rail as well as those 2 lil tables, and big mirror.

Bills aren't included but come to anywhere between £120 - £170 depending on the time of year.

A bit about us:
I'm Emily, 28 (she/her) and trainee forensic psychologist. I work from home 3 days a week and from the office twice a week. When I'm home you can often find me in the kitchen cooking up a storm. I'm very friendly and chatty, I would really like someone who wants to hang out and watch TV and just make a happy vibe in the house.
Other roommate Ally, 27 (she/they) works from home most days. Super sweet and friendly, always happy to have a chat too. Ally loves going to the theatre and is always looking for others to go with if that's your thing.
We're a queer household and it's very important that you're cool with that ❤️

(We also have 2 wonderful black cats who roam around the house and garden called Buffy and Steven, spot Buffy in one of the pictures for extra points)
