Small single room to rent in family house

Small furnished single room in 3 bedroom house available for rent.
Room has single bed, fitted wardrobe, small chest of drawers and bedside cabinet.
Flatmate will have use of the kitchen and bathroom, but not living room.
Female none smoker only as have child in the house.
Have 2 dogs in the house and 2 guinea pigs outside so must like animals.
Flatmate to not have any guests into the house.
Would suit lady who works full time and mainly in evenings.
