1 double room available in a detached house in Wrecclesham, available from mid May to early June, 2025.

This house share is suited to a mature man or woman with one vehicle only (because the drive is a shared drive with the neighbours).

There's a massive kitchen, separate utility room, large laid out garden, patio, spare room for occasional guests, 2 reception rooms, one with stove burner, loft space for storage of personal effects; off road parking, broadband, TV licence, washing machine, dryer, shed, bbq etc.

The available double room has bathroom to itself (with bath, shower, loo, cupboard space etc) and is on the front of the house.

The property is well situated, in the centre of Wrecclesham village, 1 min from a pleasant park, walking distance to the Co-op, a post office, the Bengal Lounge, the Bear and Ragged Staff, and bus routes to Farnham etc.

The journey to Farnham station and town by bike is easy (town 5-10 mins; railway station 10-15mins). Also walking distance to Weydon School if there are teachers out there, looking for accommodation?

The current occupants are a couple and a single male; the couple works in hospitality and the other man in plumbing. All are clean, quiet, but sociable.

The bills are included in the rent (this covers council tax band E, TV licence, gas, electricity, broadband and water and window cleaning (gas boiler and central heating)).

The landlord wants someone in stable employment (or at least financially solvent, and with a good letting history - through current references from someone other than your partner, parent or friend, and which can be checked by phone and email.

Non-smokers are preferred, but it's ok to smoke outside on the patio or in the garden.

Ongoing rent is payable one calendar month in advance, along with a deposit against damage/arrears of half a month's rent.

Please note, the tenancy being offered will NEED to end at the end of March 2026 (April as a longstop) because the owner is either moving in or selling the house in May 2026. The new owner may well be interested in remaining as a landlord, but there can be no guarantee about that.

If the new Renters Rights law is in force by then, that will be a ground for possession. Any tenancy taken up now will be expressed to be for 12 months from the beginning of April 2025, so that 12 months have passed since the commencement of the tenancy.

This is legal and is designed to meet the requirement that 12 months has passed before the new ground can be used. The rent is deliberately low so that the owner gets to choose someone who will co-operate with sale viewings, having appreciated this transparency in advance.
