Double bedroom for single occupancy in modern quiet house

Comfortable spacious double bedroom, well lit (south facing), with en-suite shower and sink. Double bed with new memory foam mattress, fitted wardrobes with lighting.

There is currently a small folding desk and chair available, but a larger desk can be supplied if desired, with the 1.5m wide chest of drawers being either moved to the end of the bed to replace the ottoman storage box or removed from the room altogether if required. In addition, one or both bedside cabinets may be removed if required.

Virgin broadband (200MHz Hi Speed) & Virgin cable connections, which includes Films & Sport channels. You may enjoy the privacy of your own room or socialise in the kitchen/dining room.

The house is semi-detached, non-smoking, comfortable, quiet house, which may well suit a Post Doc researcher/PhD or mature student wishing to concentrate on their studies or a professional that is looking for a quiet relaxing home: I am ideally looking for people aged 24 and over.

The house is located just off the Aldershot Road on a quiet residential road with on street parking outside the house.

It is a 2-minute drive to the A3 if going out of Guildford. The bus stop is just a 2-minute walk away and has regular buses to the town centre. There are a small number local shops, including a supermarket, a pharmacist and several takeaways.

In the large kitchen/diner, you have your own fridge/freezer (so no sharing of fridge space), plus ample storage in separate cupboards for your food & dining/kitchen utensils.

There is a separate utility area with washing machine and indoor space to dry clothes all year round.

A standard deposit of 1 month's rent is required to secure the room. The room is available on the basis of a minimum 6-month rental, but a longer rental is fine. If staying longer than 12-months, the rent will increase by the average CPI for the previous year.

Several tenants have rented with me for many years, which I think says something about the comfort and atmosphere afforded in the house, and myself as a responsible but relaxed live-in landlord.
