The house is semi-detached, non-smoking, comfortable, quiet house, which may well suit a Post Doc researcher/PhD or mature student wishing to concentrate on their studies or a professional that is looking for a quiet relaxing home: I am ideally looking for people aged 24 and over.

The house is located just off the Aldershot Road on a quiet residential road with on street parking outside the house.

It is a 2-minute drive to the A3 if going out of Guildford. The bus stop is just a 2-minute walk away and has regular buses to the town centre. There are some local shops within a 5 minute walk, including a Co-Op supermarket, pharmacist and several takeaways.

The toilet is shared with just one other lodger and you will have your own shower/bathroom with sink.

Professional cleaners come most weeks to clean the communal areas. This is included within the rental price, as are all bills, except the landline telephone.

In the large kitchen/diner, you have your own fridge/freezer (so no sharing of fridge space), plus ample storage in separate cupboards for your food & dining/kitchen utensils.

There is a separate utility area with washing machine and indoor space to dry clothes all year round.

A standard deposit of 1 month's rent is required to secure the room. The room is available on the basis of a minimum 6-month rental, but 12-months is preferred. At the end of your initial 6 or 12 month stay, the rent will increase by the average CPIH for the previous year., and this will happen after the end of each subsequent 6 or 12-month extension.

Several tenants have rented with me for many years, which I think says something about the comfort and atmosphere afforded in the house, and myself as a responsible but relaxed live-in landlord.
