Hello All.

BACKGROUND
Unfortunately after 6+ years living at the house, I have purchased my first house and will be moving out before Christmas. We are looking for someone new to move into our lovely house. The house is located in a quiet family neighbourhood, Queen Elizabeth Park.

BEDROOM
The bedroom is large in size complete with ensuite bathroom, balcony and built in storage/wardrobes. The room sits on the rear of the house overlooking the garden and local park.

HOUSE
The house itself has a large open plan kitchen / dining / living area with two sets of patio doors opening onto the garden. Downstairs also features an entrance lobby, WC, under stairs cupboard and study (currently used as a drying room). There is no radiators downstairs as the ground floor has underfloor heating throughout.

On the first floor there are 3 bedrooms (1 ensuite) and the bathroom. On the top floor, Jon has his own “penthouse suite” complete with en-suite.

GARDEN
The garden is a decent size with both grass and decked areas with a large maple tree. The garden backs onto a large park which is perfect for a spot of sunbathing and frisbee when the sun is hiding behind the tree.

GARAGE
We have a large garage down the side of the house which is mainly used for storage of bicycles and furniture (by me).

PARKING
We have a parking space in front of the garage and in front of the house but there is plenty of on street parking. Both Nicky and Mike drive.

HOUSEMATES

Mike is 25, works in finance and working towards becoming a qualified financial advisor. He plays and coaches hockey professionally even representing Wales in the past (don’t worry he’s English - just not good enough for England). Mike is very sociable and enjoys a big mug of tea in the evening and a round of golf at the weekend.

Nicky is 33, works at a nursery (plants) for 6 months of the year and an events company for the other 6 months of the year. Nicky is very social and enjoys her football and pub quizzes!

John is 26, works at Specsavers and training to become an optometrist. John loves his indie music, gaming and football. His speciality dish is Burger King 👑

YOU
Our preference for a new housemate would be a professional who is clean, respectful, friendly and sociable. Ideally, you work a normal Mon-Fri work pattern and happy to contribute with the housekeeping / gardening etc. We would not be willing to accept couples for this room.

BILLS
The bills are equally split between the 4 of us and consist of the following; Council Tax (£79.25) Water (£7.50), Superfast Internet (£7.50) and Gas/Elec (£50) each month.

There are some other bills such as TV license which we split quarterly.

Bills/Rent will be paid by Mike and Nicky. We have a Splitwise app to help keep track of the money. Rent is due on the 28th of each month.

REPAIRS
Any repairs or faults we usually contact Sean in the first instance who often approves us to proceed with calling someone out or carrying out works at his expense. He is very relaxed and friendly landlord always willing to help (but he does live in South Africa).

DEPOSIT
The deposit for the room is £740.00.

DATE
Move in date will be sometime in December but until I have a completion date I cannot confirm just yet!
