Penthouse (5th floor) room in town centre (ish) location. There is a lift. Excellent access to the A3 northbound. I'm pretty crap at taking photos - the room is bigger than it looks. You will have your own parking space and if needed a personal electric charger, in addition to a space for a visitor (it's Guildford, parking is important).

Available mid-March but current tenant is willing to be flexible to some degree if needed, and I can wait for the right lodger.

This is a duplex flat with your room and wc on the ground floor, and my room, main bathroom, kitchen, office and living room upstairs.

While this advert is for a room, you will have full access to the rest of the flat and can treat the whole thing as your home.

Room has fully fitted wardrobes, lots of storage and desk. Hesitate to call the wc an "ensuite" as it's tiny and doesn't have a shower, but it's useful. Previous lodgers have managed to do everything in there apart from shower.

There is secondary glazing so you won't be cold or experience too much traffic noise despite being on Ladymead and facing the A3.

Fully furnished kitchen with dishwasher. It's been extended since that photo was taken.

No couples, please stop asking; been there, done that, it doesn't work. Pets considered on a case by case basis - if it's an XL Bully or similar, or has a record of destroying property, it's a no.

I'm a live-in 37yo single landlord that occasionally works from home and occasionally comes home very late at night (so if you're an ultra light sleeper, it may not be for you). I'm generally out of the flat more than I'm in it, so it may feel like living alone most of the time.

You must not be on probation or going through any kind of criminal justice proceedings or supportive of extremist organisations; this will be checked (not by me). Also cannot accept certain nationalities (e. g. Russian, Iranian, Chinese) due to certain requirements of my job (sorry). I say all this so as to not waste each others' time.

Council tax and all other bills included. Fortnightly cleaning of communal areas included. Toilet rolls and other communal stuff also included. I will be expecting you to do your share of whatever remains of household chores once the cleaner has done her bit - your washing up, for example.

I'm open to fixed, variable, long and short term lets. I'm looking for someone I get along with and I'm not in a rush; the money is helpful but that's not really the primary aim here, so I will be picky (again, sorry).

Room for negotiation on rent depending on the circumstances, but to manage expectations I've been doing this a long time and normally have a queue of people willing to pay £850 for the full 7 days/week.

Final point, please don't harass me by sending multiple messages on here, texting and calling - just send a message and I'll get to it when I can; no response from me within a day means I don't believe you've properly read the advert or the room has gone.
