Large bedroom with attached office

I'm Deb 35f. My housemate is moving out end of August, live in Guildford GU1 walking distance to train station and centre.

Use reposit via openrent so the deposit is non refundable.

The room is unfurnished, but it's a large room with an attached smaller room which my current housemate uses as a home office.

I do have a dog (cavalier king charles) and a one eyed, no tailed cat, and I hybrid work so am WFH 3 days a week but as I have the smaller room, I have the basement as my work space. So my current housemate and I don't hear each other during work hours at all.

There's a big garden. I am a smoker but only smoke outdoors.

Rent is £975 each and bills inc council tax are are about £210 each month.

It is a shared bathroom there's no ensuite in the house.

If renting to a couple, bills would be split 3 ways and rent would be £1,125 for the couple.

There is on street parking, an annual permit is required
