3 Bed Semi Guildford GU2 seeking 3rd house mate

The house is 20 minutes walk away from Guildford town centre, train station and university. The room is a small upstairs double room. There is a communal bathroom, open plan kitchen/dining area and a basement conversion with two additional rooms which are currently used as an extra lounge area and spare room. There is a patio area and garden. Both the current housemates are graduates and work in the Guildford area. One is a Phd student. Bills are not included in the rent and work out to approx £150 a month (covering council tax, broadband and utilities). The house has gas central heating and has just passed the latest EPC inspection.
The bedroom has been recently redecorated including a new carpet. As a landlord this is my only property, no agents are involved, tenants deal with me directly and I am always quick to respond.
