Move into a house that you will be proud of.
The rent includes ALL bills and even the cleaner!
The room is massive, fully furnished with a double bed with comfy mattress, built in sliding wardrobe and bedside table with space for a desk if you want one.
There are 3 loos and 2 bathrooms shared between the other 3 housemates and another housemate has their own en-suite so there is plenty of space and facilities in the house. Just outside your room is a loo with sink as well as the family marble bathroom with large double shower and loo and sink. This is as far away from a student house as you can get.
There are two sheds with plenty of room for bikes and golf clubs etc.
A cleaner comes once a week to keep on top of the cleaning and the garden also gets looked after if you don't want to do it.
All the bills are included (council tax, gas, electric, water, T. V. license, broadband and cleaner), so there are no nasty surprises with bills and notes left on the fridge!
The house is on Ashenden Rd 15 minute walk from Guildford mainline St and 5 minutes from Royal Surrey Hospital and Surrey Research Park. There is a large Tescos a smart gym at the end of the road and a bus that goes into town frequently if you don't want to walk the 20 min.
There is free parking outside the house and at a small extra cost there is an off street parking space if required. The house has full double glazing and has gas central heating. There is a massive kitchen and living room with big leather sofas. There is a large rear garden perfect for BBQs etc.
The whole house has been done to a really high modern standard. Each room has its own wiring for the internet and phone and T. V. arial.
This is what I do in the week so if there are any problems, I am able to help. I also have a property manager called Damian who keeps on top of the maintenance so things are sorted as quickly as physically possible.
Please get in contact so I can arrange for the current house mates to show you around. This way you are able to see the house and meet who you will be living with. I try to choose people I would be happy sharing with myself so as to create a warm atmosphere that people look forward to coming home to.

There is a one off £250 contract fee that pays for all the credit checking and paperwork to be organised. This is the only charge apart from the rent and deposit, everything else is paid for by me, including:
Check out fee
Gas
Water
Electricity
Council Tax
TV licence
Fast Broadband
The gardener who does the hedge and grass cutting if it gets too long (there is a lawnmower if you want to do it more regularly).
Even a Cleaner is included.
Once this payment is received it would confirm that the room is yours and the advert would come down.
The room is available from 12 Lunchtime on 31st August.
