The large double bedroom has just been repainted and has new John Lewis furniture. Large double wardrobe, desk, chest of draws and bedside unit. The en suite has a large shower with a Mira power shower.

Location

The house is well located, less than 2 miles (30 mins walk) from the historic town centre of Guildford there is a fabulous choice of shops from designer boutiques to regular farmers markets, lots of cafes, restaurants and bars. Guildford also has excellent transport links via two main line train stations with the A3 easily accessible.

The bus stop is a couple of minutes’ walk from the house which has regular buses running every 10 – 15 minutes (34 & 35 & 538).
Approximately 10 - 15 minutes into the center of Guildford (34 & 35).
Approximately 20 minutes to Woking (34).

The house has a large driveway with unrestricted on street parking (no permit needed) and secure bicycle storage area at the property.

Kitchen/Living Room

There is a sociable kitchen/living room. A beautiful new high quality kitchen fully equipped with dishwasher, double built in oven, microwave, two large fridge freezers, ample storage, electric hob, crockery, cutlery, cooking equipment and breakfast bar with stools.

The living room has a wall mounted Samsung 46” Smart TV, a modern dining table and chairs, comfortable leather sofa and chairs, patio doors which lead onto a beautiful garden, perfect for BBQs or quiet space to relax.
The house also has a separate utility room with a washing machine and tumble dryer to use at very reasonable rates. There is a vacuum and two irons/ironing boards for your use.

Amenities/Service

We have installed "BT Infinity" Super Fast Fibre Optic Broadband reliable fibre optic, upgraded Wi-Fi routers, including BT TV and BT Sport. For your added enjoyment there are Ethernet sockets in all bedrooms along with two TV aerials, everything you would need to stay connected!

The service we provide includes weekly professional cleaning of communal areas, regular maintenance of property and garden. High standard of fire safety and gas/electric certificates, professional friendly landlord service.

Deposits are lodged with the DPS.

Your rent includes all bills (council tax, TV license, utilities, wireless broadband, etc.)
