Room 2- LET (This is an en suite and preference will be given to existing couples should they wish to move here once the current couple leave.)

Room 3- AVAILABLE 09 APRIL 2026- COUPLES - not an EN SUITE- bathroom is shared with room 1 couple.

All inclusive of bills, council tax, broadband, cleaner and garden service.

Sorry not allowed to take two friends sharing.

SPECIFIC TO THIS PROPERTY: This is a character Victorian House close to the Guildford town centre and and station and as a licence to accept 3 couples sharing. (male and female, sorry no friends sharing) It is fully equipped with extra fridge freezers and kitchen space and has a communal living room and TV and two bathrooms. One is an en suite for room 2. The other is the main bathroom off the kitchen and is shared with room 1 and 3.

GENERAL: All of our houses range from 3 minutes to 25 minutes' walk from the station.

INCLUDES:
1. ALL UTILITY BILLS: Council Tax, Virgin (Fast Speed Fibre Optics) Wireless Broadband.
2. GARDEN: done, when necessary, EVERY 2-4 WEEKS.
3. FULLY FURNISHED TO INCLUDE ALL APPLIANCES, AND COMMUNAL TV OR TVs provided in some bedrooms.
4. ROOM AND COMMUNAL AREA PROFESSIONALLY CLEANED AND DISINFECTED before you move in.
5. FORTNIGHTLY CLEANING OF COMMUNAL AREA.

TERMS: 3 6-month contracts considered if taken quickly. 12 Month contracts preferred from September onwards. Flexible arrangements to upgrade or downgrade within the house and portfolio.
AN EARLY RELEASE FROM THE CONTRACT IS POSSIBLE, PROVIDED A SUITABLE REPLACEMENT IS FOUND.
Income multiples to pass references are 2.5 x the annual rent.
Guarantors are required in some circumstances and for the length of stay. The income multiple for the guarantor is 3 x annual rent.
DEPOSIT AND FEES:
1. DEPOSIT SECURED in the DPS. Reduced to I x month Licence Fee, provided check out professional cleaning fee paid up front.
2. ZERO deposit scheme AVAILABLE.
3. Free renewals. No additional references required if moving within the household or other portfolio houses.
Documents required:
1. PHOTO ID (Passport or driving license)
2. You must provide proof of the right to live/work/study in the UK.
3. Signed Employment contract and previous landlord reference.
Documents Provided:
1. An individual Licence Agreement.
2. Terms of Business.
3. House rules.
4. Proof of Deposit registration.
