Double and single room, £550/£300

My wife and I have a double room and a small single room to rent in a share house together with a great bunch of people :) .The double room is £550 per month and the single room is £300 per month.
The double room is facing the garden with a great view of the sun's dawn from there. It has been recently renovated and fully furnished with bed, wall unit and cupboard space.
The single room is smaller than usual as the size was reduced a bit due to the conversion of the loft, hence the price. It is facing the street but the house is in a very quiet area and the house is also quiet and relaxing also with bed and cupboard space.
There are 2 bathrooms in the house, a large kitchen/dining area (22 m2), a terrace, and a very large garden. In the dining room, we have a very large top-of-the-range TV. It is also hooked up to a PlayStation 5 which is hardly ever used if you enjoy gaming or watching TV.
There are shops in the proximity (Sainsbury's, Tesco, Greggs, Fish and Chips, Chicken Land, Post Office, butchery, Chessington train station is 15 minutes’ walk or a few minutes by bus, Surbiton station is 15 minutes by bus (every 5-10 minutes). Lidl is a walk distance as well. 15 min.
The room price is for singles however if you are a couple we will need to renegotiate the price.

It is a smoke-free house but you can smoke outdoors if you are a smoker. We have a fully enclosed patio just outside the kitchen doors so rain and wind will not be an issue. there are also couches and a coffee table there too where yo can smoke if you want or relax.
