The room has a high-specification bathroom/shower immediately adjacent to it that is exclusively for the use of this lodger (the other rented room has an ensuite shower & wc within it). There's a double bed, wardrobe with hanging space and drawers (N. B. not as pictured. It now has a built-in wardrobe with sliding doors), a chest of drawers, and bedside cabinet, desk (can be swapped for my bigger desk) with lamp and good, reliable 500Mbps Sky broadband internet connection. The room has views over the immediately neighbouring greenbelt countryside. It is decorated to a high standard, with oak hard floor. It has a Freeview TV point.

The rest of the house offers a living room with comfortable Habitat sofa and smart TV. The kitchen is spacious, clean and bright. It is well-equipped with a great deal of storage, an entire section of cupboards and drawers for your use only, and 3 fridge freezers so we all have our own. Utility room with storage, sink, and extra refrigeration. The house is extremely spacious, and well laid out, so no-one should feel crowded. I am often away during the weekend.

Outside there is a designer garden to the rear that is landscaped with patio and lawns. The entire plot is about 1/3rd acre. The house is set well back from the road, so it is very quiet, and offers parking for 6 cars (and can accommodate up to 10 cars!). The house has good accessibility to the M25 motorway at Junction 6, and Hurst Green rail station to Victoria and London Bridge, via East Croydon. I walk to Hurst Green station from the house in about 12 minutes. There are several options for bike dry & secure storage.

I am a serial career changer, having worked in engineering, IT, and since 2004 had my own renewable energy business, but recently have tended more towards general building and renovation. The lodger, who has been here for over 5 years, is a strength and endurance personal trainer. You really have to view the property and the room to meet us, and for an appreciation of the quality and comfort of the house.

Non-smoker only. Vegetarian preferred, but not essential, as both the current occupants are occasional meat and fish eaters. Bills included in the rent are broadband, TV, council tax, water & waste, central heating, electricity. Hot water usage in the bathroom is charged monthly at £0.04 per litre based on meter reading, and will cost about £25 per month, or much less if you're economical.
