I'm a live-in landlord with a 3 bed house with (3 toilet/shower rooms), currently, the other bedroom is rented out. The large size room available is has a double bed, wardrobe and draws for storage. More furnitures like arm chair and table are in storage and can be added.
Ideally the new lodger will stay for 2 to 3 months (and move out near the end of March), but as long as the lodger stays for at least 1.5 months, that's fine.
I prefer to offer flexibility for both parties, so if I require the room back earilier which is unlikely, then I will provide at least a month notice for the lodger.
I'll accept 2 weeks notice (after the initial 1.5 months) from the lodger. Rent shown is pcm but will perfer this to be paid on each half of the month to be payable in cash (i. e. twice a month) to the pcm total.
The ideal lodger would be a full time working professional (not full time WFH), clean, tidy and keep to themselves. I prefer age 30+, and perfer not a student (unless phd student). No couples. Room is for 1 person only, but a guest is allow occasionally.
I prefer someone not too frequently "working from home" (i. e. 3 or more days of the week), if you're WFH 3 or more days per week then we may have to agree to a small additional rent to cover the extra electricity usage.
If you're an NHS worker at a local hospital, I will provide a £20 discount off your monthly rent. Please mention this on application.
The other upstaris room is currently occupied by a nurse at a local hospital.
I live on the top floor, with my own bathroom, so 2 toilet/shower rooms are shared between the lodgers in the two rooms.
We are both working professionals and the house is usually quiet. I am friendly but not very socialable as I am usually busy with my own stuff. So my perfernce would be for a busy working professional.
The house is walking distance (about 15 min) to the underground. Bicycle storage in the garden is ok.
The rent includes the use of the bedroom, kitchen facilities, (garden if smoking) and washing machine. All water/gas/electric bills, council tax, fast broadband internet are included. But there is no car parking or the use of the living room is not included.
No "deposit" is held but you are required to pay rent half a month ahead. (i. e. you will need to pay one and a half months before moving in, so you're always half a month ahead until the move-out date).
To take up this room, please arrange for a viewing.
If you wish to take up the room, you will need to provide/show the following:
1.) You'll need to show (with paperwork) that you're currently employed, such as a payslip or employer letter.
2.) You must be fully vaccinated against Covid-19 for me to rent you the room, you may be ask to provide proof of this.
3.) You must provide ID or paperwork that shows proof of rights to work in the UK, (i. e. passport, UK driver licence or visa.)
4.) To secure the room, you can pay 0.5 month rent (not refundable)
5.) On the day you move in, you will need first month's rent paid obviously (and the 0.5 month paid ahead already)
6.) Note that the minimum stay is 1.5 months, so the first 1.5 month's rent is not refundable.
(After which, rent paid beyond your 14 days notice period is refundable).
