I rent out 2 double rooms in my 3 bed maisonette above a quiet office below. Takeaways are neighbours, but fairly quiet.
Shared living space, kitchen & bathroom, clean & tidy.

Public transport:
Tube : Northern Line Zone4 Morden (12 min walk),
Trains Morden South (15 min walk),
Trams (6 min) Phipps Bridge / Belgrave Walk, towards Wimbledon (North) or Croydon (South).
Buses outside 1–5 mins depending on route required (80, 164, 157, 197 etc) & Night bus route nearby.
By car, easy access to the A217, A3, or A24 leading to Central London or out to the M25.

Local Facilities
Many local shops on the row, or Morden town centre just 1/2mile away, which includes library, restaurants, takeaways, cafe's, pubs, supermarkets, tennis courts, gyms, parks etc.
Further town facilities, including more gyms, & leisure facilities are located nearby, plus in Wimbledon, Colliers Wood, Mitcham, Sutton, Croydon, and Kingston.

Property and Facilities on offer:
TV, Wi-Fi fibre optic 100mbps for personal use, cooker, microwave, fridge & freezer, & washing machine. Please note that neither of the rooms are en-suite. The bathroom has separate bath & shower facilities. Please supply your own toilet paper.

Please note, due to the increases in energy costs, this may have to be reflected in the rent costs. Rent costs will increase yearly with inflation or as costs increase, as required.
Fenced small garden & patio, but enough for a BBQ and a sit in the sun, after completion of the garden re-design, so it's a bit messy at the moment. Council tax band C.

Working from home:
If working from home, all additional costs will need to be covered at an agreed fair cost.

Current Housemates
Professional people; I'm self-employed (media industry) working from home, and the lodger is in full-time employment. We get along well and have good chats about a whole variety of topics. Occasionally have a meal together, but otherwise, keep to ourselves. Very welcoming to new housemates, and try to make you feel at home. We like to keep the house tidy, clean and presentable. Past lodgers often remain good friends.

A month's Deposit secures the room, sign Lodger Agreement, your photo ID proof (Right to Rent checks), & 3 References: Last landlord, Financial proof (bank statements and or payslips) and Character References (from work perhaps).
