Hi there!
I’m searching for a friendly, clean and easy going flat mate (preferably female) to take the spare room in my two bed, two bathroom flat (I have an en-suite so you get solo use of the main bathroom 95% of the time).

It’s a ground floor new build on an affluent leafy road in Sanderstead, lots of walking trails around as it’s at the border of Surrey. Local shops are a 8 minute walk, including Tesco express, off licenses, post office, takeaways, wine shops and more. I also have an off street parking spot outside the flat which you are welcome to use. There is a communal garden and bike storage for the building.

There are good connections into central London: Sanderstead station (8 minute walk) and Purley Oaks station (13 minute walk) have 25 minute trains into London Victoria and London Bridge. The 403 bus stop (1 minute walk) is a 10/15 min bus ride to East Croydon for quick trains into London.

About Me:
- I’m a friendly, clean and respectful flatmate, looking to find someone similar to share with. I usually become friendly with the people I live with whilst doing my own thing most of the time, but its nice to share some end of day conversations. I like to be out and about when I have free time, or watch a Netflix , movie, cook, or have a few drinks. When I have the energy I also try to do a bit of running / exercise to balance it all out :)
- I have two 2 British shorthair cats, Tabbitha and Gracie, so important that you like animals🐱

The Flat:
- The bedroom is a large double with dual aspect windows, and furnished with an ottoman storage double bed, wardrobe, chest of drawers, shoe rack, desk and chair.
- The main bathroom has a good pressure shower, bath tub, and storage and you pretty much get this to yourself as I only very occasionally will use to have a bath or if guests are around to use the toilet (Which is very rare).
- There is an open plan living room kitchen with modern appliances (including dishwasher), a corner sofa bed (your welcome to have guests sleep on), dining table, LG TV, super fast broadband, Sky, Netflix, Amazon prime, and Apple TV.
- There is a private patio with seating, table, chairs.
*I have added a floor plan of the flat to give an idea of size and layout.

Price:
- £865 p/m includes all bills (except a cleaner, happy to share cost there or do a rota if you prefer for communal areas but it’s pretty easy to keep flat clean) .
- Deposit is one month rent.
- Holding deposit to reserve the room is one weeks rent (deducted from the deposit when you move in).

Availability:
- Available from 1st December onwards and available to view now.
