Light, warm room with lovely outlook and parking

This is the spare-room in my lovely home. I am a fitness teacher and my studio is on the ground floor of the premises. The available room is on the first floor, not directly above the studio. I only do three classes a week, daytime, with music. The rest are silent, except for laughter. People coming to my 11 classes a week will sometimes use the shared living room to sit, chat and wait for their class time. You will be informed of those exact times.
Parking on the road outside the house is free and at most times available directly by my front garden.
This is an "all inclusive" price, Wi-Fi and communal cleanliness consumables.
I run a clean and tidy house. Cooking smells have to be kept to a minimum as they create the wrong atmosphere for people doing Yoga and Pilates. Likewise, I would not welcome anyone wanting to do greasy fry-cooking.
There is a large shower room next to the available bedroom, and a bathroom on the ground floor plus extra separate toilet.
Access to the garden with its sunny terrace will be by arrangement.
