Frjendly house in a leafy green area

I live in a 4 bedroom house and currently have a bedroom available to rent.

The house is detached with off-street parking for 4 cars (including mine). I have a 9 year old border collie who loves people.

The property is lived in as it has been my family home since 2007 so some updating is needed in the bathroom and some flooring needs updating.

There is one bathroom with bath, over bath shower, WC and hand basin as well as a downstairs WC.

Use of the kitchen and all appliances, including Wifi are included. Frige, freezer, tumble dryer, washing machine, microwave, double oven and large hob (and hopefully soon an air fryer).

The bedroom over looks trees and and a large field with lots of wildlife from deer to pheasants. I have a small garden which also backs onto the field (so no need for a large garden).

There is loft space if you need storage as well as a dry garage to store some items if needs.

Bedding is provided as well as fully fitted large wardrobe with mirrored sliding doors with some drawers, hanging rails and shelves inside. A double bed and mattress is also provided. The room has a radiator, double glazed windows, curtain rail and curtains. The flooring is carpet.

I am 55, single after being married twice. I have 2 grown up daughters and expecting my first grandchild in October.
I am chatty but can also be quiet. I have a good sense of humour and like to make people laugh. I am home more than Im not generally and I work sometimes long but variable hours. My work entails inspecting rental properties which generates lots of paperwork which I tend to do of an evening in front of the TV.

Id like to share my house with someone who is tidy, clean and with a professional occupation which takes them out of the house during the week. Socially I do what I can when I can which isn't that much other than meeting a friend for a drink or going out for a meal. Im no longer a wild party goer. I dont entertain that much other than a friend coming over or my daughters coming to visit (again due to cost of living) so the house is quiet other than the sound of the TV or the dog barking if he sees a fox.

The price is very reasonable as I've taken into consideration that my house isn't perfect but until the cost of living improves Im a bit stuck in that respect.
