VIEWING: SATURDAY 30th NOVEMBER - 2PM

I'm only looking for someone who is willing for their tenancy agreement to commence by Saturday 7th December.

I would prefer not to take a tenant who works from home.

Large double bedroom (approx size 4m x 3.5m) in shared house on Hurst Way in the upmarket suburban part of South Croydon. The room is for a single person only please (no couples). Sharing house with other professionals in full time employment. I am a live out landlord.

Rent of £600 per month. The rent includes all of these bills: Council Tax, Gas, Electricity, Water, TV Licence and Broadband [There are no extra admin fees, agreement fees, referencing fees, hidden costs etc. etc. as I do not use agents]

The room is suitable for a single person only. Guests are welcome to stay but not more than 2 nights per week maximum please (so as to avoid queues for kitchen and bathroom).

10-15 minutes walk from South Croydon Station for main line trains to East Croydon, Clapham Junction, London Victoria, London Bridge, Purley, Gatwick and Brighton. The house is served by 412 and 403 bus route (3 minute walk to Hurst View Road (412) bus stop or Twin Bridges (412 + 403) bus stop which connect West Croydon - Central Croydon - South Croydon - Selsdon - Sanderstead - Riddlesdown - Purley (412) or Warlingham (403).

Room is available furnished with double bed, large wardrobe and plenty of shelves. Additional storage in kitchen for groceries / kitchenware. The kitchen has 3 fridges (plenty of fridge space) plus shared use of the cooker and microwave oven. Shared use of bathroom. House was built in 1920s in 'Arts & Crafts' style so has a 'cottage' feel to it. We have refurbished it sympathetically to retain as many original features as possible including the original windows (which all now have secondary glazing) and original bathroom and kitchen fittings where ever possible. Please don't expect ultra modern fittings, we have sought to retain the character and charm of the house.

Non-smokers are preferred, smokers are permitted but strictly no smoking anywhere in the house, not even in your room.

There is also a large shared lounge on the ground floor which has a sofa, TV, dining table and also a fold out bed should you have an occasional guest to stay.

Free parking is available outside the house - there are no parking restrictions. Electric car and electric bike charging from the power points in the house is not permitted.

Standard AST tenancy agreement for a minimum term of 6 months, a holding deposit of £300 will be required to secure the room, this will be deducted from your first month's rent when you move in. To move in you will need to pay the first month's rent (£600-300) plus £600 deposit which you can use to pay for your final month of rent whenever you move out. So a total in advance of £1200 (two months rent) in order to move in.

When you view the room do speak to the other sharers in the house, all of whom seem very happy here.

Viewing on Saturday 30th November at 2pm by appointment only please. Communication by spareroom messages or by phone / text to Chris Carter. Messages and texts are preferable to phone calls as I am always very busy and often driving.

Sorry, but due to the insurance policies for the property we can only accept employed tenants, I regret we cannot accommodate housing benefit claimants.
