It is with deep sadness for us that our current tenant is leaving after eight years. He's looked after us extremely well! We don't know what we're going to do without him. But, now he's off to pastures new a long way away - in the Midlands!! He has kept the place spotless and shiny throughout. No-one could have wished for a better tenant. Too bad he doesn't need a reference. Of course it would be glowing, like the way he has kept the accommodation!

Self-contained annexe in garden of house with off-street parking for one car. Secure garden with press-button side entrance, code not to be divulged to outsiders of course, and own doorbell on gate. Very small double bedroom with 4' (120cm) bed and fitted wardrobe so only suitable for one person. Separate living room with sofa-bed, armchair, TV and Sky+HD box, fitted kitchen area with lots of cupboard space and integrated electric hob and oven. There is also a microwave oven, fridge/freezer and dishwasher. The shower room is spacious with washing machine and tumble drier. As mentioned above, all bills included with electricity on a generous fair usage policy, even though the heating and hot water are electric. Wireless broadband plus Sky with on-demand films, catch-up etc, sport and F1. Paid-for extras are not included so you will need to add these purchases to the rent each month and there is no landline phone connection.

Very handy for M3/A316; walking distance to Upper Halliford and Sunbury Stations with regular main-line trains to London and to bus stops for 216 and 235 buses to Kingston, Staines, Hounslow and Feltham (Oyster card), 557 to Woking and 555 to Heathrow. Huge Tesco 5-mins drive as is the lovely riverside area of Lower Sunbury. References essential.

We are a very pet-friendly household so love of dogs and cats isn't negotiable. Unfortunately we can't consider other pets because our cat is very jittery. If you can guarantee that your dog will ignore her completely, not follow her, and certainly not chase her, we may be able to discuss it further. Our current tenant has a gorgeous, softy, Staffy, and after we trained them both, they get on really well. The dog comes to .ours, and they share the garden. Of course, should we come to a doggy arrangement, you would be responsible for scooping in a timely manner! The current guy takes his dog to work. We would not accept anyone who leaves a dog alone all day. Hypothetical all that is. We've had a recent bad experience with a tenant in one of our other rooms with leaving his dog howling all day, and promising he wouldn't chase the car but did. We haven't tried our cat with having to share her garden with another cat but plenty of them do pop in and out.
