New radiators, boiler & electrics including new fuse board. Property is only ground floor flat at front of building. So no connecting flats either side. Quiet and tranqual. Views of communal gardens from every room away from main road. We have a squirrel who loves to be fed a couple of nuts and puts you in a great mood every day that comes up to our window.

About the property.
It has oak flooring throughout. Decorated white throughout. Same lighting that's modern airy and bright throughout. Has a modern fitted magnet kitchen with white sparkle marble worktops including full size dishwasher. I like Samsung. So we have a Samsung fridge freezer, Samsung washing machine, Samsung tumble dryer, Samsung hoover etc. I have black out blinds in every room. The lodger room is a large fully furnished king size double with desk and loads of storage. Everything in my home is new and modern which includes all electrics, plumbing, radiators, boiler etc. There is one shared bathroom heated towel rail huge walk in shower. Lots of mirrors. Only property at front of building so no neighbours either side only above. It's purpose built older block. So walls are thick and it's super quiet you cannot hear anyone else.

About me.
I'm a professional driver 43. I have a beautiful daughter who is 5 that lives with me 6 days a week. I'm an Ultra clean, neat tidy person. My home is spotless and we take shoes off at the front door. I love to keep fit and healthy. I have a great gym (welcome gym) that's huge with 2 floors. It's under 9 min walk. Free car park too. It has a ladies gym and lots of ladies classes. I have a brand new car, push bike in garage. Happy to do food shops or nice days out using my car.

About my area.
It's just 5 min walk to Sutton train station. You can get fast train into London Victoria or London bridge 30 mins. Loads of other busses and transport links. Including national express to Gatwick airport. Or bus stop 5 min walk away to get bus SL7 direct to Heathrow. Sutton boasts a huge library, 2 cinemas, several big supermarkets. Sutton high street is 5 min walk and has all high street shops, bars and restaurants. It's a great safe place to live. We have 2 parks. One of them Overton park is a dog free park with huge green running space and lots of outdoor exercise equipment.
