Double room for single non smoker female

Hello!
Our lovely housemate is moving back to NZ and we are looking for someone to take over from her until the end of contract in July. You will need to pay reference check fee around £50 and be eligible to work and live in UK. Yearly salary has to be minimum £32,000.
Bathroom shared with one female (male housemate has en suite bathroom in his room). I can provide bedding and towels if needed. All cooking utensils provided. Building is new and has amazing facilities - 24 hrs reception, cooworking space, free gym, small cinema room, common kitchen with roof top terrace and post room. We are conveniently located 5 mins from Sutton train station and 5 mins from high street, with all possible shops, including Asian and East European food.
About us - we are from Lithuania and Italy, have been living in London for 10 years. We are easy going, tidy, quiet and respectful housemates ( and would expect the same from you).
About you - we don't mind age or occupation, as long as you are considerate person and stick to houserules.
Houserules: no visitors in the flat ( though you are welcome to invite your friends to cook in building's common kitchen or use cinema room), no walking with shoes inside the flat, quiet hours 22h-8h, leave kitchen tidy after cooking and we rotate weekly for general flat cleaning. If you are working from home some of the days and need to take calls or participate in remote meetings, i would ask you to use cooworking space on those days.
