The room comes furnished with double bed, wardrobes, drawers etc and is well proportioned.
The room has it's own door to a good size secluded rear garden. The garden is nice and secure with 6 foot high fences all round and a solid lockable side gate. We will come regularly to maintain the garden to ensure that it is kept pleasant and ready to be enjoyed.
The house has a comfortable shared lounge, a modern kitchen with dishwasher, washing machine and tumble dryer, a downstairs fully tiled wc plus a fully tiled bathroom with thermostatic shower over the bath upstairs. It has quite a family home feel.
One of the best features of the house is that it is virtually opposite West Sutton Station and you could pretty much jump out of bed and be on the platform 5 minutes later (if you shower and dress in 4 minutes!), but due to the way the railway is cut into the land you won't even notice any train noise, so it is a win win! As the train only takes 12 minutes to Wimbledon there are people paying Wimbledon rent prices who actually take longer to get to work in London.
The house is walking distance to Sutton town centre (9 minutes walk to Sainsbury's). You can be at Morden Tube station in 15 minutes via public transport. Sutton Mainline is 20 minutes walking distance or a 4 minute train ride from West Sutton Station. Clapham Junction is 21 minutes by rail. Sutton is well-serviced by approximately 29 bus routes which are easily accessed by a short walk from the house.
Parking in the road is free and there is a shared drive.
The room is £725pcm inclusive of bills The rent does include all of the bills ie the TV licence, council tax, gas, electric, water and broadband.
The ideal tenant would be aged between 21 - 40ish, professional and a non-smoker and capable of getting along with the other tenants in the house. The 3 others currently living in the house are all lovely and all have good full time jobs.
We would consider a short term tenancy, however in the interest of maintaining the friendly, welcoming house that we have, we would prefer to consider a minimum of a 3 months tenancy, rather than very short term.
