Double Room available in Show home apartment in Leben Court - Sutton. 5 minute walk to Sutton station; perfect for a commuter, someone working in Sutton, or a remote worker who wants something very comfortable.

The flat is beautiful; 3 bed, 2 bathrooms; both with showers. You share a bathroom with 1 other person (male).

Everything is included in flat monthly rate; cleaner, fastest available broadband 500mg with booster, Sky Sports HD, Sky Movies HD, council tax, electricity, water, ground rent & service charge, TV license.

The room comes with a TV which has its own Virgin Media Box so you can watch and record Sky Sports HD / Movies HD in your own room. Also has amazon Prime Video. You will not find that level of experience anywhere else.

Also included for your phone; Spotify premium, YouTube premium, All the TV channels also on your phone via Virgin TV go and Sky Sports and Sky Cinema.

The room comes with a silent night mattress with top layer that cost £350, which has only been used since April 2020. All bedroom walls have been soundproofed (cost £9,000) to highest possible standard to ensure privacy and comfort for everyone. However, its still not a sound proof DJ booth so any new housemate should be respectful of noise.

It's the only flat on the ground floor, we have no neighbours. The bedroom is fully furnished; includes a bed & mattress, duvet, sheets, chest of drawers, and built in wardrobe, and I've just also added a small desk, and an extension cable, and lamp.

This is a house share for single occupancy working professionals. Sorry, no students. No Couples. The room is for you only, guests are not permitted at any point.

I'm the live in landlord so I always make sure everything works. When the last washing machine broke recently it was replaced and installed within 24 hours.

The heating and hot water are set for comfort. An extra large tank has been installed so the shower should always be hot. The flat is heated perfectly with climate controls to ensure it's cool when you sleep but always warm when you get up.

I've been renting these rooms out for over 6 years, I genuinely do my best to make sure your stay is as comfortable as possible.

What you have to be is able to pay the rent on the agreed date, and that you are clean, tidy and quiet. If you leave dishes out or make noise, do not respond to this advert.

The other guy is a 29 year old IT specialist, and there's me (finance; Oil and Gas) and my GF (Banking PA),and the spare room for you potentially.
