And of course help speed up the viewing process, Thank you 😀

When contacting me, please introduce yourself.
ie…. Your name, age, nationality, job/company, days and hours of work?
Your reason for moving from your last place and if you have house shared before?
And your intended length of stay (approximately) ?

(PLEASE NOTE: I consider short length stays on request.)
But, I have also accommodated fabulous people that have stayed for 12-18 months, and have only had to move on due to work commitments.

Please let me know if you are interested in the room on a Monday to Friday let or Full/Time, and with or without any pets?
(PLEASE NOTE: I HAVE PETS. 🐶😺)

It would also be helpful if you could let me know the date you are looking to move in by before you come for a viewing?

My house is in a very quiet cul-de-sac with lots of free parking available and a driveway if needed (evenings Sunday to Thursday.)
It’s in an excellent location for peace and quiet in a no through road, but also very local to Walton town centre if need be - (Less than 10 minutes walk.)
Shared lounge with Sky TV and Netflix, bathroom and kitchen with use of microwave, gas hob and washing machine.

I am looking for someone who is at least aged 20 years old, well mannered/polite, kind, and that cleans up after themselves, especially in the kitchen and other shared areas, trustworthy, tidy, respectful and considerate to others sharing or visiting my home.
All in all someone who is just generally a NICE person and if that’s you, we would love to have you come and share our home 😊🐶😻😃

⚠️Just me being totally honest and upfront here, things that I will not tolerate in my home ever again, and you will be given ‘Notice for’ OR even evicted if you break the law! are the following…

⚠️ Bringing and using drugs inside my home.😲
⚠️Smoking inside the house. 🤔
⚠️Unbelievable, shocking and outrageous rudeness. 🫢
⚠️Stealing any of my belongings.😠
⚠️Entering into my private spaces without my consent.😮
⚠️Not considering other people’s privacy in their own bedrooms. 😧
⚠️Filthy, dirty disgusting habits. 🤢
⚠️Not cleaning up after yourself in the shared areas.🙄
⚠️ANY KIND OF ABUSE towards myself or my Pets 😡💔💔(🐶😿)
😲Working from home (unless pre-arranged.)😶
⚠️And if you break any of mine or anybody else’s belongings in my home, you will be expected to either fix it or replace it, whether it’s done accidentally or deliberately.🤨
💔Yes, it is with great sadness that myself and my pets and others have had to endure this kind of ‼️Outrageous ‼️Unacceptable Behaviour from a lodger before. ‼️😢
So please please be nice 🤗 honest and truthful, kind and respectful.😊
💜 This is a very happy, calm and relaxed home where we all get on really well, and respect each other’s privacy and me time, when required.💜
🥰Even my current lodger has commented to me that they wish they had found me three years ago when they first moved to Walton on Thames 🥰

SHIFTWORKERS will of course be considered - as my property is in a very quiet cul-de-sac so sleeping during the day is an absolute bliss 😴😴😴
You must have a nice, friendly, polite and kind manner.

Yes, I have a beautiful super friendly small/medium-size dog who is hypoallergenic so I can honestly say he does not shed his fur/hair or drools, so it is a very big must that you like dogs. And that you are kind to him!
I also have a gorgeous fluffy ragdoll cat and again he is hypoallergenic too.
So although I have said in my advert I would consider someone with a pet please be mindful if you are asking for a viewing and you have a pet that you have considered whether they will get on with a cat and dog.😺🐾🐾🐶🐾🐾

Near to M25 & A3 (Approx both 3 miles from my house)

My property is situated in a very convenient location, close to all local amenities.

0.2 miles a little 3 minute stroll🚶🏻‍♀️🚶‍♂️to a small parade of shops where you will find a Chemist, Bakers, Newsagents, Hairdressers, Co-op, two pizza takeaways one of them being a New Domino’s and an Indian restaurant which I highly recommend 😋!
And a few bus stops which all head in different directions, ie. Kingston, Weybridge, Chertsey. 🚌 🚍 🚎

0.5 miles to Xcel Leisure Centre with excellent Gym facilities, Swimming pool and many classes, where you will also find an Athletics and Football club.💪 🏊‍♀️🏋🏻‍♂️⛹️‍♂️🧘🏻🏃‍♀️‍➡️🏃⚽️🏈
The River Thames is right by the leisure centre where you can walk one way to Hampton Court and beyond to even Kingston upon Thames, or the other way down to the next town to Weybridge and beyond, fantastic for bike rides, river pub lunches and get-togethers for drinks. 🚴‍♀️🥘🍴🥗🍻🥂🍾🍦🍡
And at Walton Marina you can even hire a boat for the day 🛶🚤🛥️😃 and stop off in their famous coffee shop for a cup of tea/coffee and snack 🫖☕️🥪🌭🫔🍎🍏🍊🍰🍪🍩

0.8 miles to Walton town Centre where you can find lots of shops, Supermarkets, (Aldi, Sainsbury’s-Argos, M&S Food Hall, and the new Greggs 😃to name a few) Plenty of Coffee shops, Bars, Pubs and every restaurant you can think of, Pure gym, and Walton’s very own cinema. 🛍️🏬 🍕🍗🍔ðŸ%8D£🥟🌭☕️🫖🧁🍹🍸🍷🏋🏻‍♂️🤩🎦 🍿

1.3 miles to Walton train station which will take you straight into London/Waterloo in just 25 minutes. (4 trains every hour)
Or the other way to Weybridge, Byfleet and New Haw, and then onto Woking. Or even Guildford.🚂🚇🚆🚊

2.5 miles to Weybridge.
2.7 miles to Shepperton Studios.
4.5 miles to Kingston upon Thames where you will find many brand shop names for any bigger and further shopping required.
