Single Room in friendly house share

Hi, we are looking for a someone to take on our spare room as of the 5th august. The house is a large 1950's detached house with 3 double rooms and one generous single. At the minute there are 5 housemates; Emily, Jamie, Steven, Tom and Nick (who is the one leaving.)
We have a huge lounge with Free View TV, wireless broadband and a fully kitted out kitchen. We have an upstairs bathroom and a downstairs WC. We also have plenty of room inside our entrance hall for storing bikes. The house has 2 large gardens (perfect for BBQs) with a gardener included in the rent. We are a 20 second walk from the local post office, bus stop and pub and a 15 minute cycle to Guildford town centre. There is also plenty of free off street parking next to the house. Your room has built in wardrobes and is the second largest, the rent is cheap and the bills work out around £100 pcm so its still a bargain. We already have a couple in the house so to prevent over crowding we unfortunately won't be considering couples this time.
