I’m offering a comfortable room in my peaceful 2-bedroom, 2-bathroom home, perfect for someone looking for a calm, respectful, and easy-going living space. You will have exclusive access to the main bathroom, except when I have guests visiting or occasionally need to use the bath.

**A bit about me:**
I’m in my late 30s, working from home four days a week, with occasional office days. In my free time, I enjoy hot yoga, concerts, and working on a side hustle during weekends, so I’m always busy! I’m usually home in the evenings but prefer to meet friends outside, keeping the home a quiet, peaceful space.

**The Space:**
The room comes fully furnished with a double bed, desk, and shelf space—ideal for someone who works or studies. You’ll also have access to a lovely, modern kitchen, featuring built-in units, a dishwasher, a fridge freezer, and plenty of space to cook and store your things. The kitchen opens onto a balcony that overlooks trees, offering a calm, relaxing view—perfect for unwinding after a long day.

**Bills Breakdown (all included with fair usage):**
- **Electricity** – Included but with fair usage. Any excessive use will be charged at cost.
- **Council Tax** – Band D, covered within the rent.
- **Broadband** – High-speed broadband included.
- **TV Licence** – Included.

**House Guidelines:**
- **Cleaning Responsibilities:** We’ll share cleaning duties for common areas, so we can keep the space tidy.
- **Access to Shared Spaces:** The kitchen, living room, and balcony are shared areas where we can enjoy time together or have our own space.
- **Laundry Facilities:** There’s a washing machine available for your use.
- **Noise Levels:** As I often work from home, I’d appreciate a calm atmosphere during work hours.
- **Visitor Policy:** While I rarely have guests over, please discuss any plans to have friends over, especially for overnight stays. Guests can stay over no more than 4 nights at a time.

**The ideal housemate:**
- Male or female, 29+
- Easy-going, clean, tidy, and respectful of shared spaces
- Works nearby or is a mature student at the university
- Socializes outside the house, as this is not a party home
- Enjoys having their own space but is also up for a little chit chat now and again with a drink or some food—if I’m not busy or exhausted from my day.
- Values a quiet, relaxed home environment.

**Other details:**
- No short-term lets. We’d start with an initial 3-month trial to see if it’s working for both of us, and if all goes well, we can continue.
