£216 pcm in a great area in gosforth

3 guys currently renting a 3 bed in Gosforth. 1 moving out - can move out at any time, so looking for a replacement. Property is let through Pat Robson, so we would either be looking to sign a 6/12 month contract or a 1 month rolling contract, whatever works best for all housemates. We are not picky as to age/gender of housemate.

The room is a good sized double bedroom in 3 bed semi detached family home in Gosforth. House is kept clean and tidy and both of us are working full time. Parking is available on drive and street and the house is right next to Regent Centre metro/bus station, which is perfect for travel into town. Metros are approx every 12m into town and take around 10m to get into Haymarket.

Rent is £216pcm not including bills. Bills are currently split evenly between 3 and this would continue. Bills include broadband already set up in house with vodaphone (it was the fastest speed provider in the area). If you would like a breadkdown of the bills drop me a message and I can provide, but all together bills are around £90-100, making the total monthly cost including rent to be around £320pcm. This could vary based on gas/electric usage as you would expect (summer months= less heating etc.). Bills are currently worked between housemates, when a bill comes out we notify each other and pay whoever is owed a third of the amount, it's an easy arrangement.

Property is managed through Pat Robson estate agents and that is who would set the tenancy agreement up. It would require deposit prior to signing, which is the standard 1 months rent as damage deposit, first months rent in advance.
