THE IMPORTANT STUFF
We want you to feel completely at home, so we ensure that any prospective tenants meet the current housemates before signing the contract. This way, everyone can make sure they get along and are comfortable living together. Unlike most landlords, who just fill rooms, we prioritise creating a harmonious living environment.
THE TERM
The room is available from 1st of January, with the contract running until August 31st, 2026, in line with the other tenancy agreements on the property. After this period, you'll have the option to renew for another year, just like the other housemates. However, if you need to move out earlier, you simply need to find someone to take over your contract. There's a £50 contract exchange fee, and we're always transparent about everything, including fees.
THE LOCATION
The property is located on Warwick Street (NE6 5AQ), just 30 seconds from a Number 1 bus stop and a 10-15 minute walk from the city centre. It’s close to numerous shops, including a late-opening corner shop, a variety of takeaways, and supermarkets like Morrison's, Tesco, and Sainsbury's. Heaton Park is a short walk away, perfect for exercise, tennis, walks, or enjoying a sunny day with a BBQ. The Ouseburn Valley, known for its pubs and relaxed vibe, is only a 5-minute walk away.
THE PROPERTY
The house is fully furnished and double-glazed. It features a brand new dishwasher, spacious fridge, freezer, halogen cooker, top-of-the-range pyrolytic oven (self-cleaning), a new high-end washer/dryer, and a large Samsung flat-screen TV. There are two bathrooms with a powerful shower and bathtub, gas central heating with recently installed radiators, and 350 Mbps of wireless broadband internet.
THE BILLS & DEPOSIT
Bills are included in the rent and cover council tax, gas, electricity, water, 250Mbps broadband, and a bi-weekly cleaning service (the only bill not included is the TV license as everyone watches on-demand). A deposit equivalent to one month’s rent is required, which will be protected by the Deposit Protection Scheme.
THE HOUSEMATES
The room is a tenancy takeover, you'll be joining 3 females and 2 males, all friendly professionals. We always aim to find housemates who enjoy a good balance of socialising and respecting personal space.
Our ideal tenants are polite and enjoy spending time together, whether that's going out for the day or evening, or hosting cozy movie nights at home. However, it's just as important that everyone respects each other's need for quiet time.
You'll have a chance to meet them before signing the tenancy agreement, ensuring it's a great fit for everyone!
EXTRA STORAGE
If you have a few boxes that need storing, I offer access to a warehouse where you can store and retrieve them at any time, free of charge.
