Double room in spacious house in High Heaton

Hi there!

I have been living in this rented large 2 bedroom semi-detached house and I'd love to find a housemate to join me living here.

THE HOUSE:
The house is fully furnished, and has two living rooms, kitchen, utility room, 2 bedrooms, an office space, front and back gardens, a garage and driveway parking. There's loads of space, especially for just two people!

The house is on Benton Road, about:
- a 10 minute walk to the large Sainsbury's in High Heaton
- 15 minute walk to the Benton Park View Civil Service site
- 20 minute walk to Chillingham Road and centre of Heaton
- 15 minute walk to Four Lane Ends metro station

**BILLS ESTIMATE**
Council Tax is around £100 per person per month
Gas, water and electric is around £70 per person per month (though this might rise with the current cost increase!)
Broadband is £18 per person per month
(Prices are approximate, so might change!)

THE NEW HOUSEMATE:
I'm ideally looking for a professional female, who is clean (it's a clean as you go kinda flat) and respectful.

There is a small office room upstairs, which you're welcome to use.
There is also a big second living room downstairs which you're welcome to use for your office, or a second living room, or whatever you like.

It's important that we're able to communicate and get along - it makes home life that much nicer.

We have a private landlord who sorts out the essentials but doesn't get very involved day to day.

THE ROOM AND AVAILABILITY:
The room is available from 15 Sep 2025. This date can be negotiated if needed..
The room comes with the bed frame, mattress, bedside table and wardrobe.
The bed is a double bed.

REFERENCES:
The landlord might need references/work confirmation documents to complete the tenancy contract. You don't have to show me anything though! That's all dealt with via an estate agent.
