Furnished room for rent within a 2 bed ground floor flat. I only rent on a short-term basis - up to around 2 months.
The flat has a separate dining and living room space, with a recently updated bathroom. There is a fully equipped kitchen - No dishwasher.
The flat is next to Longbenton Metro Station and 5 mins walk to the ministry (dwp/hmrc - BPV). It is ideal for access to the Freeman (10/15 min walk) & Gosforth hospitals. There are numerous shops/Restaurants/Pubs within walking distance.
I’m looking for someone who’s respectful and quiet, and must clean/tidy up after themselves. There will be a £50 deposit deduction if the flat is not left in same condition as when tenant arrived, with further deductions for any damage caused.
My lease stipulates no loud noise after 10pm and that must be adhered to, with thought given to neighbours at other times.
The room rental includes only the room and bills, any other items needed to live are for the tenant to provide for themselves.
The energy (gas & electric) bill is subject to a £150 per month (pro rata for shorter periods) fair use policy. The tenant is subject to immediate charge if bill goes above this amount as would only occur with excessive use. My highest bill over winter for reference has been £135.
There is full fibre 100mb broadband, terrestrial TV, prime video, Apple TV, Paramount+ & Disney+ in the living room (50” 4K TV) - Netflix may also be available.
There is a small front garden (South Westerly facing), which is part decking/grass and has patio furniture.
On street parking is available with a permit that you would need to sort your self and will incur a fee, but if vehicle suitable can use driveway to park.
I am happy to rent to mature students, or visiting students (can reduce rent £30/month if you can get a council tax exemption certificate).
Rent must be paid monthly in advance and deposit by bank transfer to hold room. Deposit will be returned within 1 week of satisfactory return of keys and room condition check.
Deposit is non-refundable if tenant cancels or agreed terms are not met by day of arrival, unless room can be re-let and therefore no loss of rent.
I tend not to stay at the flat regularly. For this reason this room may suit a couple, but there would be a £75 per month supplement.
