I have a furnished small double room for rent within my two bed ground floor flat. I am looking to rent on a short-term basis.

The flat is a good size, with separate dining and living rooms. The bathroom was recently updated.

The flat is next to Longbenton Metro Station and 5 mins walk to the ministry (dwp/hmrc - BPV). Also very close to the Freeman hospital, about 10/15 mins walk and Lidl and four lane ends 10 mins away in either direction.

I have a dog, but the dog will not be in the property unless tenant is not there & i don’t sleep at the flat very often. For this reason this room may suit a couple, but there would be £150/m increase in rent.

I’m looking for someone who’s respectful and quiet, and must clean/tidy up after themselves.

My lease stipulates no loud noise after 10pm and that must be adhered to, with thought given to neighbours at other times.

All bills are included in the rent, subject to a £150 per month fair use gas/electric policy. Tenant subject to charge if bill goes above this amount as would only occur with excessive use, smart meter available to check usage. My highest bill over winter for reference has been £135.

There is full fibre 100mb broadband that can cope with multiple connections and strong bandwidth. I have Amazon prime video access in the living room (50” 4K TV) and dining room, but smart APs/fire stick are in use so if you have other subscriptions you will be able to access them.

There is also a small front garden (South Westerly facing), which is part decking/grass and has patio furniture, with access from the driveway.

On street parking is available with a permit, which will incur a fee, but if vehicle suitable can use driveway parking as I have a permit.

Rent must be paid monthly in advance and deposit by bank transfer to hold room. Deposit will be returned within 1 week of satisfactory return of keys and room condition after leaving property.

I do have some smart home products around the flat; Hue lighting, Hive heating, a Ring doorbell and cameras in the dining room (catches kitchen) and front garden, which record movement and will need to be left on for security purposes.

I reserve the right to give 1 months notice for renter to move out in the event I deem you not suitable for the room.
