Spacious Room in Central Newcastle Flat

Hi! I am looking for someone to takeover my tenancy for Room A, Flat 2, 16 Leazes Terrace. The property is available immediately and until the tenancy ends on the 8th of August 2025. If you apply I will put you in touch with the landlord, Graysons Properties, and terms can be agreed with them.
Unfortunately spareroom will not let me share the link to the property on the landlord's site but i will be happy to share the link if you get in touch, or look up the flat on Graysons Properties' Site. I'm moving in full time with my partner, so i'm moving out of here.
-Washer Dryer and Ironing Board included in the flat's laundry room, which can be used anytime for no extra cost!
-Parking may be available at extra cost, which can be arranged seperately with the landlord.
-Rent is £838.50 a month, paid on the 16th of the month.
-All bills included. All furnishings provided. Kettle, toaster and microwave belong to the flatmates.
-Living in the flat currently is one english speaker and one chinese speaker. Both are computer science students at newcastle university and are friendly.
-Couples be advised: only one set of keys can be provided and the tenancy can be in one name only.
-I unfortunately do not know the council tax band as i am a student and i cannot find it, however non-students can enquire with the landlord.
