City Centre Tenancy Subletting

I am subletting my room to a tenant. The requirements are to be friendly, respectful, have good hygiene habits, and not smoke.

[Location]: Excellent, council tax band B (students don't need to pay). Right next to Newcastle University (3 minutes’ walk). Leaze Park is at the doorstep, with tennis and basketball courts. It's also in the city center, with the metro station, supermarkets, and Grainger market all within a 5 minutes’ walk. The postcode is NE1 4DA.

[Apartment]: It's a two-bedroom apartment, sharing the kitchen, living room, and bathroom with a Chinese roommate who is a PdD at Newcastle University and he is very friendly. The apartment has 2 refrigerators, 1 washing machine, 1 dryer, an induction cooker, a pressure cooker, a toaster, and all necessary kitchen utensils.

[Room]: It's the bigger bedroom, with a double bed (about 1.5m), two desk and chair, a wardrobe, and some space for miscellaneous items.

[Rent]: I pay £600 per month for rent + £18 for internet + £70 for electricity (variable), about £700 per month, or £175 per week in total (with a £100 deposit, refunded immediately after returning the keys). This is a good price for a city centre bedroom.

[Lease Term]: Available from May 30, 2025, to September 23, 2025(shorter/longer term can be discussed). One or two days is too troublesome. Pls Calculate the rent based on the lease term. It should be possible to sign a contract through an agency (though the process might be complicated, I'm not sure), or we can handle it ourselves.
