I have lived in this flat for 5 years very happily. The location is right next to St James' Park and aside from matchday is very quiet.
The location is amazing, with easy access to the town centre, and leazes park which is great for recreation and a nice run.
The room itself has a bed; tv; desk setup; wardrobe; kitchen with washing machine, fridge, freezer, oven, hob, microwave, kettle and toaster; en-suite bathroom with shower; easy to use room heater; 2 roof windows which open for fresh air, but with black out blinds to keep the light out.
All bills are included, aside from council tax if you are a professional (although you can claim the single person discount).
The building manager is am amazing and friendly person who goes out of his way to look after the residents here, and I am sad that I am having to leave.
This room is one of the largest stuidos in the building, and there is always a waiting list for these rooms each new year. As an existing tenant that would give you a leg up if you wanted to stay an additional year.
