Spare Double Room for Rent

Hello :)

Thanks for taking the time to read my ad.

I have a spare double room available in my house which I am interested in renting out for the right person. *Ideally I only want to share with another woman.*
Its available from the end of July 2025.

The room has in it a double divan bed base with 4 drawers and a headboard. It also has a comfy mattress.
I can also provide pillows, duvet and duvet cover if needed.
There is a chest of drawers and desk with computer chair.

This room is where the router is for the internet so the connection is sure to be the strongest - perfect for anyone who might want to work from home.

I would also mention too that (as seen in the pics) there is a sofa bed propped against the wall. This piece of furniture is just there because there is no where else for me to store it right now. It will be moved at some point but at the moment, I don't have anywhere else for it.

The parking is on street parking. I don't currently have a driveway - there is some off street parking bays a bit further down the street if you don't feel comfortable parking on the street.

For public transport there are connections available via bus to Sunderland, Houghton Le Spring, Washington, Durham and Newcastle.
The closest bus stop is only a 3 minute walk away.

The house has all of the usual things you would expect to find:
Washing Machine, Tumble Dryer, Oven, Microwave, Fridge Freezer, Dish Washer.

Shared living room with 55" TV.

Shared newly renovated bathroom (December 2024). There is also have a separate WC downstairs.

Superfast Fibre Broadband, a full Sky TV package including Discovery Plus, Paramount Plus & Netflix. You are welcome to use any of these.
All the bills are included (rent, gas, electric, council tax band A, water, tv license, tv package and internet) - Gas and Electric are on a PAYG meter so could be subject to change depending on usage.

About me:
I am a 32 year old woman, I work full time as a Technical Service Advisor. My job is Hybrid so some days I will work from home (in my office/library room) and some days I will work from the office which is based in Newcastle.
My shifts do vary, so some days I will finish work at 5pm and others I will finish at 9pm.
The room that I work from is next to the room that would be yours so I will make sure to be respectful and let you know what days I work from home and what my shifts are, in case this also effects your work/life balance.
On my days off I like to go see family who lives in Washington, catch up on housework and washing. Maybe binge watch a series and also see my friends and partner.
I drive. I don't have any pets. I don't smoke.

I am ideally looking for someone who is also working/professional.
Someone who is clean and tidy and easy to get along with.

I am a social person so the company will be nice but I also like my own space to relax and unwind.

All of the furniture and appliances in the house are mine so I am more than happy to share but would want someone to treat these respectfully.
I am not really the type to go out and party every weekend but I do enjoy the occasional glass of wine.

I don't mind if you smoke but I do insist that you don't smoke in the house.
There is a front garden and also a back garden.
