We have a large, fully-furnished studio room available to rent in our Ashbrooke Townhouse, a five bedroom former vicarage that we have just finished refurbishing, making it one of the most luxurious and exclusive townhouses in Sunderland.

Following a 15 month £130,000 refurbishment the house has every comfort you might need - including a sauna, cast iron claw foot bath, rainfall shower, separate utility room and an outdoor eating area, raised decking with an outdoor lounge space, and a wood fired bubble hot tub in the yard.

The house has been decorated throughout with Farrow and Ball paint and Morris wallpaper, has a number of open fires, bright, spacious kitchen with solid quartz counter tops, thick pile carpets on the stairs, a cosy reading nook on the landing, mosaic floor tiles and antique reclaimed parquet flooring. The house has sash windows throughout and a new heating system with many cast iron radiators and extra insulation in the loft, making it nice and warm even during the winter.

The property sits on a private park shared by 8 beautiful townhouses tucked away on a quiet spot just off Burdon Road and only ten minutes' walk from the city centre. The area is seeing considerable gentrification and there are good restaurants and bars within a couple of minutes' walk of the house.

There are a number of parking options for anyone who drives, all within 1 minute walk of the house.

We want to stand apart from other room offers even further than we do already, so the price not only includes all utilities (including gas and electricity), council tax and wifi, but also includes a cleaner who comes to the house weekly. We also include toilet rolls, tea, coffee, condiments, hand soaps, cleaning equipment such as sponges, bin bags, cling film, foil, washing up liquid, and basically all the extra bits you would normally have to provide yourself. We provide all crockery, cutlery, and cooking utensils, so the only thing you need to provide for yourself is food, bedding, towels and your belongings for the room.

We have put our heart and soul into refurbishing the house, so it is essential that our housemate takes care of the house the same way we do - no shoes upstairs, and taking an adult approach to basic things like emptying bins if you notice they are getting full, turning off lights when leaving rooms, and making sure you leave shared spaces as clean and tidy as you found them. We do have a cleaner but it is important to us that our housemate takes a sense of responsibility if they see the floor is looking like it could do with a lick over with a mop once in a while. This is very important to us, that we get someone who will treat the house with the same level of care as they would if it were their own home.

The room:
The room is fab, and a really good size. It has original wooden flooring, modern and tasteful decoration with farrow and ball paint, plenty of shelving, storage, wardrobe and a large set of modern drawers, as well as a comfortable double bed with mattress and luxury mattress topper. The room also has a sofa.

Guests policy: our lodger is welcome to have a partner or friend stay with them for up to 4 nights per month at no extra charge. Additional nights are charged at an uplift of £15 per night per guest.

Facilities: we have plenty of cupboard space, 3 fridges, 3 freezers, 2 washing machines and a tumble dryer, so there is plenty of capacity for multiple laundry loads and for you to have your own space to store food and chilled / frozen items.

Our lodger is welcome to use bathrooms, kitchen (with breakfast bar area), utility, sauna and hot tub as part of their living arrangements. We have a snug room that we keep for our own private use and a private office - everywhere else is available for everyone to enjoy.

The house has three WCs (plus we have our own en suite that we use separately), a shower and a bath with shower, so there will never be any congestion with using bathrooms.

Currently at the house are ourselves, Mark and Vince, we are a couple. We also have a beautiful, quiet, and very well-natured dog, a lurcher called Jasper who is very friendly, does not bark, and is very well-trained. We have one other lodger called Jamie, who is a working professional and also Adam, who works in hospitality management.

We are looking for a working professional who is tidy (this is essential), courteous, and who likes peace and quiet. If this is you, please get in touch as we would love to hear from you.

Sorry but we cannot accept students, anyone who is not a working professional, couples, people with pets, or smokers. We have offered rooms to lodgers for 10 years now, so we have a lot of experience and those who lodge with us often stay for very long periods and are very happy and settled at the house. The minimum term for the lodging agreement we offer is six months.
