Bright double room in bachelor pad

This double room has plenty of storage space and looks out over the back garden. The bed is nearly new, which is a real bonus.
The house has just had brand new roof fitted, so is dry and cosy, no dampness.

It's in a 2 bedroom house with large bathroom, spacious kitchen (with fairly new appliances) and lounge shared with the other occupant who is a male professional in his 40s. He is quiet, but friendly and very clean. He smokes but only outside.

The new flatmate should be relatively quiet and kind of similar to existing resident (smoking optional :-))

The house is situated in a quiet residential street, close to public transport. Shops and parks. are within walking distance.
Wifi is included, but the other bills are extra, and shared with the other flatmate. Council tax is band A.

The back garden can be enjoyed to relax in.
