Hi, I have a double bedroom available in my house which is a short walk into Rugby town centre and close to local shops and park land. The house is a traditional 3 bedroom semi-detached house in a quiet (except for start and finish times at the local school) cul-de-sac.

Whilst it is a shared bathroom, I have a cleaner to deep clean regularly and I keep the common parts of the house clean (I’m an ex-squaddie, so know how to clean :-)). There is also a downstairs toilet, so it is only really shower time that can be an issue, but we have never had a problem in the last 6 years with my current lodger (who is unfortunately moving to Holland with work).

The other advantage is that the bedroom comes with its own independent living room which has a sofa and its own TV (full Sky package of Sports & Movies), meaning you can watch whatever you want, whenever you want and also have guests around (within reason)…this is included in the monthly cost.

Currently the 3rd bedroom is being used as a storage area with a bed but it can be turned into an office if you work from home from time to time for a small additional monthly cost (I have a desk and chair already).

There is also a garage which can be used for storage of a bicycle or other stuff, but I do keep my motorbike in there too, so the amount of storage is up for discussion.

The kitchen is brand new with all modern appliances, including the obligatory air fryer…and there is also access to a washing machine and tumble drier which is again included in the monthly cost, although I do currently split the cost of the laundry detergent & fabric conditioner with my current lodger as the matching works it all out automatically from onboard tanks (very cleaver) - I buy in bulk from Costco so this keeps the cost down in the long run.

You would have your very own fridge/freezer, so no need to label food and 3 shelves in the pantry cupboard.

There is off-road parking and if you have an Electric Vehicle there is a home charger (this is not included in the monthly cost, this would be done on a pay as you go basis).

I work from home a couple of days a week and spend a lot of time in Essex, so you will have plenty of time without me cluttering up the place.

I’m easy going, like a laugh and enjoy a drink or three, but I’m not looking for someone who wants to hold house parties all the time.

I’d like someone who is respectful of my home and is easy going and in employment.

You can expect my respect and the fact that I will always be aware of your privacy.

Room will be available once my current lodger moves out at the end of June (he’s moving to Holland with work), so realistically from the start of July, but I can be flexible.

I think that’s about all - but it’s the first time I’ve had to do this, so if I’ve missed anything you’d like to know, please give me a shout.

I would be happy to have a chat or video the house/room if you wanted me to do this before committing to coming for a viewing. The house is in council tax band B.
