I signed a tenancy agreement to be the 2nd tenant in a 2 bedroom bungalow in Kenilworth, but I wasn’t able to progress my degree in Warwick, so I have not been staying in the house. It’s a beautiful home in a quiet and incredibly safe part of Kenilworth, which is a quaint town southwest of Coventry. The house is 15-20 minutes drive away from Warwick Campus and 12 minutes drive to Coventry University campus. It also has regular buses and trains to Coventry and Leamington Spa, so is well connected. It is 3 minutes walk away from Waitrose, and 10 minutes walk away from other supermarkets.

The other flatmate is my good friend, he’s a 24yo PhD student, studying Physics & Astronomy. He is tidy and a good flatmate, I can vouch for that. He has a tabby cat, Percy, who is also staying at the property, so any prospective tenants should consider that. Ideally the tenant should be a student at a surrounding university too. This tenancy is NOT suitable for couples, or short-term stays. The tenancy agreement formally ends at the end of August, but there could be a possibility of tenancy afterwards.

The property has a driveway suitable for at least 2 cars (none on the property at the moment), it is a bungalow with a nice large living room, a kitchen with all the standard appliances (induction hobs, microwave, dishwasher, kettle, oven, washing machine & dryer) with a small garden. The bedroom is large, with a double bed, desk area and a very big wardrobe / storage. There is a shared bathroom - a simple toilet, sink and shower.

I am looking for someone to take over my tenancy, so your contract is available to start immediately, and to continue until the end of August, this can be negotiated to continue over the next year.

I have discounted the accommodation to £700. For the size of the room, amenities, safety rating of the area, there isn’t a cheaper place available in the wider Coventry region, so I will not be negotiating. The bills are set to be £100 per month on top of this, this is set out in your contract. The bills cover broadband, water, gas & electric.
In line with the Housing Act 2004, there will be a deposit of £800 which will be placed into a TDP government deposit protection scheme which will be released to you at the end of your tenancy as long as you meet the terms of the tenancy agreement and pay your rent and bills.
