The house is a very large 3 story, 4 double bedroom, semi-detached house on the corner of Warwick Street and Upper Grove Street and is perfectly situated for central Leamington Spa and has on street parking next to the house.

The house underwent a year and a half full refurbishment with a brand-new Worcester Bosch Combi Boiler (12 year guarantee), kitchen, 2 new shower rooms, all rooms have been decorated and there is brand new carpet throughout. Everything has been done properly and not bodged.

There are mains powered interlinked smoke alarms in every room and fire doors have been fitted to all doors leading onto the central stairs and landings. The house fully complies with all fire, electrical and gas safety regulations.

1 bedroom is now available to rent (the large 2nd floor front bedroom). The house is a shared house arrangement with only 4 permanently residents living in this very large house sharing the communal areas; kitchen, living & dining rooms, two toilets and 2 shower rooms; this house is really spacious for just 4 people so there is plenty of room and privacy for everyone.

To the front of the house there is a large sunny living room with curved bay window. This contains a large 4K HD TV. There is a high-end Marantz amplifier and CD player connected to a Bluetooth receiver and large Mission Floor standing speakers for playing music via your phone or via CD.

Next door is a separate shared dining room with French Doors that leads to the rear garden.

Stairs on the 1st floor leads to the top floor which contains the 2 other bedrooms one at the front of the house and one at the rear overlooking the garden.

The house has high speed BT Infinity unlimited broadband which is distributed throughout the house. There is internet over power to all 4 bedrooms each of which contains a wifi pod and an ethernet cable that provides a hard-wired connection directly to the router on the ground floor.

There is parking on Upper Grove Street so there is always a parking space near the house. Parking is free for 2 hours after which your car must be moved.

The rent for each bedroom room is as below and reflects the relative sizes of the rooms and the quality and spaciousness of the house and its central location in Leamington; this includes all bills (Water rates, Council Tax, TV License and BT Broadband) but EXCLUDES Gas & Electricity which is paid for monthly based on actual bills (this ensures that gas and electricity are used efficiently).

During the Winter months (Dec to Feb), Gas & Electricity actual bills have been about £70 per month per person dropping to £30-£40 per month per person during the summer months..

I can control the heating remotely via Hive so I can set up a heating / water schedules and the temperature based on when residents are in the house or at home.

Please note a brand new very efficient Worcester Bosch combi boiler has been installed which provides central heating and hot water. The Attic has been fully insulated as has the main Shower room. The House is double glazed throughout.

All bills are in my name, and I carry out the administration of all bills including Gas & Electricity so on a monthly basis or as and when people move in or out, actual bills are produced and settled up by all residents there and then.

This is house is NOT available for short let. I ideally want residents to stay for as long as possible and they must be professional working people who are non-smokers.

Ideally the minimum tenancy contract length is 1 year; but at a push I can do 6 months. Thereafter the tenancy agreement converts to a rolling month’s basis with 1 full month notice given by either party.

References will be required from your current employer (and previous employer if you have only been in your current job for a short while) and your last two Landlords.

I pay for professional cleaners who clean all the communal areas of the house once a fortnight. This ensures the house is kept clean and tidy.
