Double room in town centre location

I am a friendly professional looking for one other to join me in the lovely house I currently rent in Leamington Spa as both of of my current housemates are moving out of the area.

Currently threw of us live happily in the property but I am just looking for one housemate going forwards so the small double bedroom and basement room pictured will be shared spaces.

I am a sociable and approachable, looking for someone likeminded that would enjoy some evenings watching TV/films together, as well as occasionally going for dinner/drinks. I also have my own hobbies, and regularly spend time away visiting friends and family.

We will share the living space and kitchen/diner. There is also a small garden area with a bench, I've recently done a lot of planting and am looking forward to spending time out there over the summer!!

About the house and room:
Great location in the town centre of Leamington Spa. Close to Jephson Gardens, the town’s shops and bars and only a 10 minute walk to the train station. There is parking outside the house which requires a permit (£25 a year). The room is a large double room. Although the house is technically unfurnished, all communal areas are already furnished. We have two bathrooms (x2 showers and x1 bath), a dishwasher, washing machine, tumble dryer etc.

The rent is £500 a month. The lease is for 12 months from the 1st of September. The room can be available from July onwards but you will need to commit to 14 months rental if the earlier option is best for you!

Bills are around £200 a month. This includes WiFi, gas, electricity, water and council tax. The initial deposit is also £500, protected by the Deposit Protection Scheme.
