Double Bedroom, Office, and Private Bathroom

Hello!
I am currently renting and living in a 3 Bed property and looking for a new housemate to take over my existing housemate's tenancy. I am a 26 year old Female, and would love to house share with a clean, likeminded female with similar interests.

It is a 3 storey house with a small garden at the back, a large shared living room and kitchen, with an additional spare shared toilet downstairs. Kitchen includes a dishwasher and washing machine. I currently occupy the top floor (bedroom and ensuite.) The two bedrooms, and bathroom on the first floor would all be yours! - Currently they are being used by my existing housemate as a sizeable office, and bedroom, but you can use the rooms as you would like.
Furnishings in Bedroom include, bed, wardrobe and drawers. Office includes chair and bookcases.

The property comes furnished, and offers a great deal of space!
I have a Bearded dragon and Vampire Crabs in my room. Dogs, cats and bigger pets are not allowed at the property, but smaller friends are at the discretion of the landlord.

The rent is currently £556.80 each to pay to the landlord, and we will split the bills between us. Currently, all bills (Council Tax (Band D), Water, Electricity, Gas and Wifi) come to £190 a month each, (tot: 746.80) but are liable to change.
I work from home as a Game Developer, and we have excellent M500 fibre broadband.
