Double room in a nice house with a great location

A nice double room with a sunny aspect available in a lovely house in a great location, close to the centre of Leamington Spa.

I am looking for a professional, non-smoking, graduate who is clean, tidy and sensible. The house is fully furnished and I will not be able to accept persons with a large amount of furniture or possessions (i. e only what you can fit into a double room).

The room comes with a double bed, double wardrobe, side table and shelves, however, I am willing to store this bed if you wish to bring your own. All normal facilities of a 3 bed house including washing machine, dishwasher and Broadband. The rent includes all existing bills to a reasonable level (excluding the landline).

I would prefer a long term let but the initial term will be no more than 6 months.

For potential female lodgers, I can provide contact details of my last lodger and she would be happy to give a recommendation. I will also consider those outside the stated age ranges, however, I am looking for someone who is easy going, not a party animal, tidy and considerate.
